First Friday - November 2009

Friday November 6th, 2009 marks Downtown Lakeland's monthly clebration.  November's First Friday themed "Honoring Service" will begin at 6 pm. On the corner of Pine Street & Kentucky  (in front of Brooke Pottery) a string quartet from The Harrison School of Performing Arts will perform.  After this, the color guard & ROTC drill teams from local schools will perform. Schools represented include: Lake Gibson, Lake Region and George Jenkins High Schools.

There will be cloggers & nutcracker dancers along Kentucky Avenue. Senator Paula Dockery will be in Munn Park as well as  WLKF's "MAYHEM IN THE AM" Seth Mela. Come out and enjoy the festivities & support our troops with the veteran-themed event.

Pops by the Lake - 2009

A great event will be held at the Lake Mirror Amphitheatre and Promenade. Beginning at 8 pm, the Imperial Symphony Orchestra’s “Pops By The Lake” will perform. The ISO Guild Silent Auction offers opportunities to bid on great items such as vacation getaways, dining, golf, sports packages, concerts, arts and cultural events, family fun and more in the Magnolia Building from 6:30pm through intermission.

There will also be plenty to eat & drink at the event so make a picnic out of it! Leroy Sutton’s Fried Chicken will cater. Beer, wine, sodas and other beverages will be available at the Cash Bar and homemade desserts will also be available for purchase on our Dessert Bar.

First Friday - August 2009

TODAY, is August’s version of First Friday & this month’s theme is once again, the popular “Dog Days of Summer.” For those of you that resemble your pooches, there is a dog/owner look-a-like contest. This contest will be held at FastFrame on South Kentucky Avenue. There will also be dog obedience skills competitions & training throughout the Downtown area.  

Other First Friday events:

  • Local radio personality, Seth Mela from WLKF’s Mayhem in the AM will be in Munn Park.
  • The SOFA KINGS will be jamming at the Garden Bistro between 6 pm – 8 pm.
  • Classic Car Show on Tennessee Avenue.
  • Lofty Ideas will be handing out free bandanas for the canines and samples of Italian ice.
  • Arts on the Park will have an art reception between 6 – 9 pm with the theme, “Long Days of Summer.”
  • Mitchell’s Coffee House will be featuring the photography of Jose Ramos.

Lake Mirror Fireworks & First Friday - July 2009

This month, our monthly First Friday celebration coincides with “Red, White & Kaboom!” So as usual, go to Munn Park and the adjoining areas for Downtown Lakeland’s First Friday celebration beginning at 4 p.m., but make sure you stay for the fireworks . . . literally. Beginning around 6 p.m. you should make your way down to Lake Mirror & the Promenade. The popular local band, MillHopper will be playing music up until 9 p.m. when the fireworks are scheduled to begin. You can park in the city garages, as they will be open. There will be food & drink vendors during the festivities as well. See you there!

First Friday - June 2009

The theme for this month’s First Friday event will be very familiar to fans of rock ‘n roll star, Alice Cooper.  June’s First Friday will be titled, “School’s Out for Summer.” If you have children I probably didn’t need to tell you that though, right? As per usual, shops & restaurants open late. Music and entertainment along the streets and a Classic Car Show will be on Tennessee Avenue.

All along Kentucky Avenue you will found countless fun activities for the kids! Bubble-gum blowing contests, hula-hoop contests, water gun games, & an art contest. If the kids still have energy to burn, take them to the bouncy house. There will also be a DJ at Lloyd’s of Lakeland, & face-painting at Lofty Ideas. Traditions Unlimited & Brooke Pottery will also host artistic-related activities. North Kentucky will feature fun geared toward adults. Popular local band, the Sofa Kings will be playing on the patio of the Garden Bistro next to Hollis Gardens on Lake Mirror.

Lakeland Strongman Contest - 2009

Downtown Lakeland will host its 2nd Annual Strongman Competition on Saturday June 6th. The event runs from 11 AM – 6 PM. The contest will include an event where competitors will pull a 45-foot long, 14-foot tall, 62,600 pound luxury Fun Bike Center Bus the farthest down Kentucky Ave. There will be special appearances by Miss Florida, Mrs. Florida, & Mojo Girls. The competition will be sponsored by local restaurant, The Chop Shop.  In addition to all the feats of strength, Tony Corbitt will be “speed painting.”

Arts on the Park - June 2009

On Friday June 5th, Arts on the Park will open a new art exhibit featuring multi-cultural works of art by regional artists. The exhibit features art styles from various cultures including the Caribbean, African, Latin, Folk, among others. The reception will be held at 115 North Kentucky Avenue in historic Downtown Lakeland between 6:00 PM – 9:00 PM.

Heather's Hope Tiger Trot - 2009

A new local non-profit organization will be holding its inaugural fund-raiser on Saturday June 6th at Joker Marchant Stadium. Heather’s Hope Tiger Trot promotes awareness and prevention of domestic abuse through education & community service.  The event is hosted by local baseball team, The Lakeland Flying Tigers. Activities will include a 5K run, Tigers baseball game, fireworks, teen dance, & other children’s activities.  The foundation preserves the memory of Heather Rimmer. Keller Williams Realty Cleans Up, Literally!

The Keller Williams Realty office located in downtown Lakeland will be getting their hands dirty Saturday June 6th. As participants of the "Adopt A Lake" program, Keller Williams Realty will be cleaning up Lake Mirror. The festivities will begin at 9 a.m. The City of Lakeland will be providing garbage bags, garbage grabbers, vests, gloves, & nets. Refreshments will also be provided by Keller Williams Realty. Lakeland Profiles - Hollis Gardens

Hollis Garden is a formal 1.2 acre botanical garden donated to the City by the Hollis Family. The garden is located on historic Lake Mirror accessible from the Lake Mirror Promenade or Orange Street. The garden contains several water features and displays thousands of flowering plants, ornamental shrubs, historic trees, herbs and vegetables. The garden may be rented for weddings. Hollis Gardens was voted one of the Best of Class Gardens by the Gulfcoast Research and Education Center.

Lakeland Profiles - Lake Mirror Promenade

Lake Mirror & its Promenade are considered the crown jewel of historic Downtown Lakeland. This community recreation area was the vision of Tom Appleyard, the manager of the Lakeland Chamber of Commerce in the early 1920s. Charles W. Leavitt, the noted New York landscape architect, eventually brought Appleyard's vision to reality. Its hallmark seawall, ornate loggias, and the wide palm-lined pedestrian pathways make this lake visually stunning and architecturally distinct.

The Promenade, which has been listed on the National Register of Historic Places since 1983, has often been the hub of local festivities of Downtown. Lake Mirror is surrounded by Kryger Overlook Park, Barnett Family Park, Magnolia Building, Lake Mirror Tower, Hollis Gardens, & the Lake Mirror Complex. Lake Mirror Park and amphitheater were dedicated in the fall of 1999 and Hollis Garden opened in 2000 on the southeast shore. Albert Paley's “Tribute to Volunteerism,” a conspicuously ornate & colorful sculpture, crowns the northeast shore.

Lakeland Profiles, Art - Swansation & Kaleidoscope Butterflies

Lakeland has long been known for its appreciation of public art projects. Two such projects are the “Swansation Art Project” and the “Kaleidoscope Butterflies in Flight.” The intent of both projects were centered around civic awareness with the swan art benefiting local non-profits & the kaleidoscope project benefiting the CommonGround Park.

Swansation is a public art project in originating in downtown Lakeland responsible for bringing the community together to celebrate one of Lakeland's most well known celebrities, the swan. This unique charitable project benefits local nonprofit organizations. The majestic swan, widely considered the mascot of this culturally rich community, is prevalent in much of its landscape. From murals, to pictures, & even sculptures, the swan lives not only at Lake Morton, but also in the hearts of the local residents.

Kaleidoscope, Butterflies in Flight is responsible for the numerous distinct butterfly sculptures throughout Lakeland. Originally intended as a fundraiser modeled after the highly successful Swansation public art project which took place in 2002, Kaliedoscope has become a integral part of the Lakeland art landscape.

Kaleidoscope’s four to eight foot aluminum butterfly sculptures are mounted on poles and displayed throughout Lakeland. The butterflies were transformed into unique works of art by local and regional artists. This public art project was designed to enrich cultural activity and positively impact the Lakeland community through a uniquely different charitable event.

Kaleidoscope Butterflies in Flight is a fundraiser for the construction of CommonGround, Polk County’s first "inclusive play experience." Children of varying abilities and disabilities will be able to play together side by side in a play environment. The park itself will be in the shape of a butterfly, a symbolic representation of the individuality and unique character of every child. It will be one of six such playgrounds in Florida and only one of these inclusive playgrounds is currently open to the public. The playground will be located in Edgewood Park near the corner of Edgewood Drive and Buckingham Avenue.

Lakeland Profiles - Lake Morton

With Mayfaire by-the-Lake a mere week away, I thought I would blog about the site of this annual event. Picturesque Lake Morton is the beautiful backdrop of this event every Mother's Day weekend, but it's also a place to go to simply relax & enjoy the scenery. Although it is named Lake Morton, for Kentucky native John P. Morton, Lakeland residents know it is really "Swan Lake," where Lakeland's signature resident calls home. The majestic swans, the muse of many local artists, are found at this quaint locale on the southern edge of downtown Lakeland. Lake Morton is located between Lake Mirror & Lake Hollingsworth. Morton is widely considered the epicenter of artistic activities in Lakeland. The Lakeland Public Library & The Polk Museum of Art both overlook beautiful Lake Morton & the Downtown Antiques District is just a hop, skip, & jump away! The annual Mayfaire by-the-Lake, an outdoors Art festival, is held every Mother's Day weekend.

Residences of Lakeland's important community leaders and civic buildings are located here. The Public Library, the Lakeland Woman's Club, Lakeland Chamber of Commerce, and the Sorosis Club were all built on Lake Morton.

Hollywood in Lakeland Florida

If you have tried to drop by the Polk Museum of Art, Mister Fish restaurant, Lakeland Public Library, or anywhere near that spot around Lake Morton lately, you would have noticed a lot of hustle & bustle. Well it seems like Hollywood has got its eyes firmly fixated on Lakeland & its many picturesque backdrops. The movie, tentatively titled, “Endure,” is scheduled to be shooting in Lakeland through May 8th. The movie is based on a fictitious town named “Lakeridge, Florida.” Stars of the movie include Judd Nelson & Devon Sawa. Many of you will remember Nelson from the many movies he acted in during the mid 1980’s. Such 80’s classics like St. Elmo’s Fire, The Breakfast Club, & Making the Grade. The director, Joe O’Brien is a Lakeland native.

Building Permits Down Locally & Nationally

It was a case of good news  . . . bad news for local builders in Polk County when we review their March 2009 numbers. The good news? Well, the month of March marked their peak for the entire year. The total permits were 102 which was up from 89 in February and 80 in January. The 102 permits represent a 35% decrease from the previous year and marked the lowest March total since 1995. When you compare these numbers on a nationwide scale, they look quite healthy, though. Nationally, housing starts fell almost 50% in March year-on-year. They slid approximately 11% from February 2009. Builders across the nation are fighting to compete with the falling prices of distressed properties & foreclosures & tightening of available credit from the banking industry.

First Friday - May 2009

Friday, May 1st mark’s the First Friday celebration in Downtown Lakeland. This month’s theme is Public Works. This week is National Public Works Week. Munn Park will be filled with displays from the various public works divisions:

· Fleet Management

· Engineering

· Solid Waste

· Parking

· Traffic

· Construction & Maintenance

· Facilities Management

· Lake & Storm Water

There will be displays throughout Munn Park from the various divisions of the Public Works Department.

Now to the fun part . . . on Kentucky Avenue you might feel like you stepped back in a time machine because it will be Retro Night! There will be music courtesy of J. Derb & the 4 Barrel Holleys (6:00-7:00) and The Wedding Party (7:30-8:30). There will be a retro-style fashion show beginning at 7:30.

Look for collection sites throughout the streets of Downtown Lakeland for “Operation Drop Zone.” Think about our troops when you're shopping and buy a few extra things to make their deployment a little less stressful. Items collected will be donated to our troops deployed overseas.

As usual, the streets will be lined with artists, musicians, vendors, & entertainers of all sorts. During First Friday, shops and restaurants stay open late. A classic car show is featured along Tennessee Avenue.

Sun 'n Fun Fly-In 2009

Lakeland’s  35th annual Sun ‘n Fun Fly-In wraps up this weekend on Sunday the 26th at Lakeland Linder Regional Airport. Sun 'n Fun brings people together from all over the world for a unique interactive aviation experience. Last year, it was reported that Sun 'n Fun hosted more than 1,300 international visitors from 73 countries!

There are more than 450 educational forums, seminars and "hands-on" workshops that cover “all things aviation” . . . . from construction to maintenance. Additional topics are offered through the Federal Aviation Administration (FAA) FastTeam Production Center that is headquartered on the Sun 'n Fun campus at Linder Airport in South Lakeland. In 2008, over 8,000 visitors attended the Sun 'n Fun and FAA sponsored forums. Over 9,000 people participated in Sun 'n Fun's hands-on workshops, and a record-setting 520 commercial exhibitors showcased the latest in aviation products and technology. Sun 'n Fun's annual attendance during the six-day event averages approximately 160,000. The University of South Florida has estimated the economic impact to Lakeland and Polk County is estimated at more than $27 million annually.

There will be daily airshows beginning at 2 p.m. thru the conclusion of the event. Sun 'n Fun's airshow is one of the event's major highlights and features the world's top aerobatic performers. The Golden Knights, the U.S. Army Parachute Team will also perform Friday thru Sunday. The Golden Knights will celebrate their 50th anniversary in 2009. Over the past 50 years, the Golden Knights have competed in parachute competitions around the globe, winning an unrivaled 425 national championships, 21 national championships and 8 world team titles. Each performance will include one or more maneuvers performed from an altitude of 12,500 feet above the ground and are designed to demonstrate the amount of control a jumper has while falling at speeds in excess of 120 miles per hour.

Another popular Sun 'n Fun mainstay is the Friday night air show. This event begins at dusk on Friday, April 24th. The Fly-In also includes a hot air balloon launch on Saturday April 25.

Mayfaire by-the-Lake 2009

Mayfaire by-the-Lake, Polk County’s largest cultural event, kicks off Friday May 8th, 2009. Mayfaire is an event where artists exhibit their original works of art along the shores of Lake Morton and on the streets opposite the lake which creates an open-air "art market." This year’s event will feature over 180 artists. From painters, to jewelers, to clay artists, . . . . there is something for all artistic tastes. There will also be live entertainment by local musicians, dance troops, & VSA arts of Florida will perform on the stage on the shady front lawn in front of the Lakeland Public Library. As usual, there will be something especially for the kids. Several “hands-on” art activities will be available for the children. Parking will be FREE at Florida Southern College & a FREE shuttle will transport attendees to & from the event. If you get there early enough, some of the locals may be neighborly & allow you to park along the side streets. The Lake Morton Historic district is quite beautiful. Enjoy the great homes along the tree-lined streets set against the backdrop of the beautiful lake. “MayFerrys” will shuttle you around Lake Morton & up to the library. Food vendors will be on site with refreshments including smoothies & lemonade, shaved ice, ice cream, & my personal favorite . . . funnel cakes! MMMMMM

The art festival actually takes place on the 9th & 10th and the hours are from 10 a.m. – 5 p.m. with FREE admission. However, the Mayfaire Kick-Off Party takes place the Friday evening prior. The festivities will begin at 5:30 on The Lakeland Public Library front lawn (which is right on Lake Morton, by the way – it’s a great view!) Tickets to this Friday event start at $25 & you will have an all-evening access to the open bar & delectable hors d’oeuvres. You’ll also get a sneak peak at many artists’ works. On Saturday evening, you can enjoy the Mayfaire Festival of Arts & Athletes from 5 p.m. to 11p.m. This event includes festivities, fireworks, and the Mayfaire 5K Race. Pack a lawn chair and maybe a blanket and have a picnic! There will also be food vendors on site.

Lakeland Derby - 2009

The Kentucky Derby is right around the corner, so that means the swans are ready to race as well! Watch these “birds” race a week before the horses gallop out of the gates. This Friday April 24th marks the 2nd annual Lakeland Derby. The event is staged on the shores of Lake Mirror. The “Derby-style” race features hand-crafted swan paddleboats manned by “jockeys” that will compete for the prestigious Lakeland Derby trophy. At 5:00 pm the festivities will begin with open concessions & a VIP reception. Other opening events include the Call to Post, the Maiden Race, & the hotly-anticipated Derby Hat Contest.

The Running of the Ducks will begin at 5:45 pm

The Parade to Post will begin at 6:15 pm

The Main Event – Lakeland Derby Race is scheduled for 6:40 pm

Music entertainment, MillHopper will perform at 7:30 pm

The spectacular conclusion of the event will be the fireworks at 9:15 pm. A great place to view the fireworks is Overlook Park. Proceeds of the event support Lakeland Volunteers in Medicine, a local charity.

March 2009 Real Estate Sales Statistics

Well not all real estate news has to be bad. The good thing about hitting bottom is there is only one way to go . . . & that is UP! And for Polk County at east, things are beginning to trend positive. Robust recovery anyone?

In Lakeland for the month of March 2009, there were 188 homes that sold. Compare this to the 146 units that sold in February 2009, & the paltry 126 that sold the month prior. Folks, those figures represent a whopping 22% spike in month over month sales! Looking into the numbers even further, Keller Williams Realty -  Lakeland office, accounted for nearly half of those sales by leading the way with 97 sales units. Keller Williams Realty continued its market share dominance with a 44% jump in sales month over month. Not only is activity picking up, but values were also promising. The average sales price was $130,059 which was up from $124,550 the previous month. The current months inventory is now at 13.89, & we have not been that low since May 2007. The most active price range is still the lower price points. The $120,000 - $139,999 accounted for nearly 13% of the sales activity. Take this into consideration, only 2 homes sold for more than $300,000.  Ouch! The average days on the market was 122 days.

In East Polk County, March 2009 was the best month since December 2006 with 149 homes sold. Compare that to 114 in February & 104 in January. Average sales price was slightly up to $102,886. Current months of inventory are now at 12.79 . . . again this figure has not been this positive since 2006!  The average days on the market is 120 days. The most active price range was also the $120,000 - $139,999 representing 9.4% of the market. Only one home sold for over $300,000 in all of East Polk.

Another of Lakeland’s annual events returns in the form of the SPCA’s 30th anniversary walk for animals, “Pets on Parade,” at scenic Lake Hollingsworth on Saturday, April 18th. Come enjoy a stroll to benefit Polk County’s local SPCA. There will be prizes, contests, demonstrations, exhibits, vendors, & free refreshments for people & their pets. The event begins at 8 a.m. & will run until noon. Meet at the water fountain near Patten Heights & Lake Hollingsworth Drive . . . . just a hop, skip, & a jump away from Florida Southern College. First Friday - April 2009

This week marks the monthly First Friday event in historic Downtown Lakeland. This month’s theme is “Bicycle Night.” Enjoy a beautiful bike ride thru the streets of Downtown Lakeland. Many bike clubs & organizations are expected to be present. For the kids, there will be a fun bike parade around picturesque Munn Park beginning at 7 pm. All participants will win a ribbon! Go by Explorations V Children’s Museum first as they will provide decorating stations so the bikes may be properly detailed. FREE bike lights installed & bike helmets fitted while supplies last on the corner of Bay Street & Kentucky Avenue.  As usual, the shops will be open late. Don’t forget to bring your appetite, because there are a multitude of fine restaurants & eateries within walking distance.  Music, arts, & entertainment will fill the street-sides. The popular Classic Car Show can always be found on Tennessee Avenue.  This month’s event is sponsored by the Florida Department of Transportation & Polk County Community Traffic Safety Team.

Detriot Tigers BBQ - 2009

Lakeland's spring training baseball season kicks off  Thursday, February 19th with the "Tiger BBQ." The menu for the barbeque consists of roast corn, shrimp, bbq ribs, char-broiled steaks, itilian sausage, & baked beans. Lakeland Pancake Festival - 2009

The Kiwanis Club of Lakeland is hosting its 51st annual Pancake Festival this Saturday, February 14th. The event begins at 7 a.m. & you can chow down until 7 p.m. Tickets cost $5 & that entitles you to all the pancakes & sausages you can eat. Children's tickets are only $2. Lakeland Pig Fest 2009

Are you ready to eat! Well, 2009's version of the annual Pig Fest has arrived. It is an annual Florida State Barbeque Championship. Its profits go to loca charitable organizations. This event began in 1997 as a small festival & has now blossomed to an affair with over 300 BBQ "teams" and over 30,000 attendees. Since 1997, the event has generated over $100,000 for organizations within Polk County. The cooking will commence on January 25th from 5 pm to 11 pm & the 26th from 8 am to 5 pm. There will also be live music courtesy of the music group Firefall on Friday night.

Bok Tower turns 80!

One of Polk County's great historic landmarks, Bok Tower Gardens, will celebrate its 80th birthday on January 31st. To recognize the occasion, the National Historic Landmark will offer free admission on that day.  Bok Tower was dedicated in 1929 from the Pulitzer Prize-winning author, Edward Bok. The theme of this event is “Sharing the Gift.” One of the Gardens’ most popular events, Crossing the Moat, allows visitors to walk across the moat that surrounds the tower. There will also be live music at this event. There will be carillon concerts at 1 & 3 pm and Japanese drummers will perform at 10:30 am. Other activities include: free tours of Pinewood Estate, greenhouse & nursery, family tree planting event, & a hot air balloon ride from the folks at Fantasy of Flight.

December Real Estate Sales

The month of December proved to be a nice rebound month in terms of sales in Polk County. In Lakeland, 140 properties sold compared to 114 in November. The Average list price was $149,748 down from $161,976. The average sales price was $140,039, down from $149,269 last month. The average days on market fell from 114 days to 106. The months of inventory dropped to 19 from 26 the previous month. The two price ranges that saw the most activity were $140,000 - $159,999 (which accounted for nearly 19%) and $120,000 - 139,999 (14%).

In East Polk there were 130 homes closing versus the 99 closings in the prior year period as well as 103 in November 2008. The average list price dropped to $128,428 from $136,676 last month while the average sale priced dropped to $119,620 from $125,163 last month. Days on the market increased to 119 from 112 last month and the months of inventory decreased to 15.44 from 20.24 in November. For East Polk, the $120,000 to $139,999 price range represented 13.85% of sales while the price range of $140,000 - $159,999 was in second place with 11.54% of sales.

November Real Estate Sales

Lakeland real estate sales took a dip for the month of November. In :Lakeland, 116 properties sold, which was down from 151 in Coctober. The average list price was 161,976, up a little from October, while the average sale price was $149,269 which is down from 151,946 last month and well below the prior year’s average of $180,973. Average days on market improved to 106 from 133 in October, but the months of inventory shot up to 25.97 versus 19.89 in October.

For Lakeland, the two price range that dominated most sales was the $200,000 - $249,999 where 13.79% of homes sold and $120,000-$139,999 (13.79%).

In East Polk there were 103 homes closing versus the prior years’ 95 closing and October’s 128 closings. The average list price was essentially unchanged at $136,676 while the average sale price was also nearly unchanged at $125,163. Days on the market improved to 112 versus 118 in October, but the months of inventory increased to 20.24 from 16.43 in October.

For East Polk, the $120,000 to $139,999 price range represented 14.56% of sales while the $100,000-$119,999 price range was in second place with $11.65% of sales.

Lakeland Veteran's Day Parade 2008

This Saturday (November 8th), following the festivities of First Friday, Downtown Lakeland will have its annual Veteran's Day Parade. The parade will start at 11 a.m. on Lake Beulah Drive at Vetrans Park which is also adjacent to The Lakeland Center. It will conclude at Munn Park.  There will be additonal ceremonies at Munn Park after the conclusion of the parade. Most notably there will be a replica of the Vietnam Veterans Memorial Wall located in Washington D.C. The "Quilt of Tears" will also be on display.

There will be more fun at Munn Park where you can expect to find Jump houses & other activities.The event would not be complete however without food! Along with all the great restaurants in Downtown Lakeland, you will also be able to sample BBQ offered up by AMVETS.

Terror on Pine Street - 2008

Ghost & goblins will be appearing early this year on Pine Street in historic Downtown Lakeland. On October 24th, Keller Williams Realty will be hosting a FREE Halloween extravaganza  with spook-tacular festivities for the entire family.  Dress in your costumes for trick-or-treating in the Downtown shops between 5 pm to 7 pm. There will be music, pony rides, face painting, carnival snacks, "jump houses" & a costume contest! There will be a Kids Zone with games, but the centerpiece of the event will be the Spooky Haunted House. Warning: This will not be for the faint at heart! Word is that the scariest monsters are already awaiting your arrival in the dark alleys of Pine Street!

All donations received will go to benefit The Boys & Girls Clubs.

Commonground Park Construction

Common Ground Park is currently under construction adjacent to the Beerman Tennis Courts in Veterans Park on Edgewood Drive. The park is also directly across from Cleveland Heights Golf Course and a short walk from Lake Hollingsworth. Common Ground Park will be Lakeland’s first “inclusive play experience.” The playground will have both traditional & nontraditional play areas designed for children of varying abilities & disabilities. It is estimated that there are approximately 15,000 special needs children in Polk County, so this is a welcome addition to the area’s numerous beautiful parks & facilities.

The project has received many grants, fundraising donations, & contributions. Most notable thus far have been these contributions:

  • $200,000 grant from the Florida Department of Environmental Protection
  • $580,000 from the extremely popular Kaleidoscope butterfly event
  • $300,000 from local Lakeland Rotary clubs
  • $200,000 grant from the state of Florida

Lake Mirror Classic Auto Festival

As you will see with the current slate of events (and another REALLY BIG upcoming event that I have yet to tell you about) October is choc’ full of fun & activities! The weekend of October 17th thru the 19th offers up the 2008 Mercedes-Benz Lake Mirror Classic Auto Festival. Festivities will be held in Historic Downtown Lakeland with picturesque Lake Mirror being the backdrop.

The annual event revs up with a festive opening on Friday night October 17th with the Budweiser Hot Rod Rendezvous, which benefits Junior Achievement of Polk County. This kick-off to the weekend’s festivities is a FREE open-air concert and party held at the Lake Mirror Amphitheater. Typically well over 10,000 people attend enjoying good old’ Rock & Roll tunes, great food, and fierce cars. The high point occurs when the band takes a breather, & all the hot rods rev up their engines & create some sweet music of their own!

The main signature car show is held on Saturday, October 18th at beautiful Lake Mirror Park and throughout Downtown Lakeland.  The 9th annual Mercedes-Benz Lake Mirror Classic Auto Festival is one of the most scenic and popular classic car events in the southeastern United States. This event is expected to showcase over 500 automobiles and 35,000 spectators.  Hundreds of classic and collectible vehicles including Street Rods & Custom cars will be displayed on the streets of Downtown Lakeland on Saturday. The cars are assembled in groups of similar makes and models in a 16-block area of downtown. This leg of the event is also FREE to the public. Registrants who arrive early on Saturday morning will be treated to complimentary breakfast. A full breakfast buffet will be served in the Magnolia Building overlooking Lake Mirror Park from 7:00am and 8:30am.

If you are hungry during the event, swing by The Lemon Street Promenade. This will be the main “Vendor Row.”  You’ll find souveniers, displays, & food. Local car dealers will also be showcasing their newest models here. Live entertainment will be performed throughout the day at the Lake Mirror Amphitheater and at various locations in Downtown Lakeland.

A popular feature at the Lake Mirror Classic is the distinguished group of classic wooden boats moored along the ornate 1920’s-era seawall of Lake Mirror. The classic boats present a stunning display adjacent to hundreds of classic automobiles. Accompanying the wooden boats will be a group of Amphicars, which are planning an exciting 1:00 PM “splash-in.” You really do not want to miss this, so plan on being there early!

Later Saturday evening, the Magnolia Building at Lake Mirror Park will host The Mercedes-Benz Banquet honoring stock car legend Bobby Allison. The catered dinner will be followed by an entertaining recounting of some of Bobby's greatest moments in motorsports. Tickets are $65 per person.

The Lake Mirror Classic will conclude on Sunday morning with a fun road rally over the back roads of central Florida.  Brunch will be served and prizes distributed at the rally's conclusion.

The organization's next event is the Platform Art Party in Florida's Aviation Museum located at 4175 Medulla Road in Lakeland. Each attendee will be treated to free admission to the Air Museum, artwork by 20 Central Florida artists, short films by independent filmmakers, a vintage fashion show with an aviation twist, and a performance by Florida Dance Theatre. There will also be live music performances in the courtyard by scheduled acts: Band Marino and Wendard Jazz Trio.

Market Update - July Real Estate Sales

The MidFlorida MLS reports that the Lakeland Association of Realtors closed 164 homes & the East Polk board reported 120 sales in June. Overall there were 284 homes sold in Polk, up from 282 homes last month. A year ago in June 2007 there were 275 homes sold, so the news should be reported that Polk sales are up from last year!

The average list price in Lakeland decreased to $180,303 from $183,672 last month, and the average sales price decreased to $169,351 from $171,773 last month. The average days on the market increased to 134 from 124 last month. In East Polk, the average list price decreased to $147,019 from $165,987 last month. The average sales price dropped to $136,876 from $153,489 last month. The average days on market decreased to 151 from 155 a month earlier.

What price categories sold last month? In Lakeland the majority of sales occurred in the $140,000-$159,999 price range, which represented 11.59% of all sales (19 units). Both the ranges of $120,000 - $139,9999 price range and $160,000 - $179,999 represented 10.37% of sales, or 17 units sold.  The upper end market remained sluggish, with only one home selling for over $800,000 and 13 homes selling for over $350,000 (last month 11 homes sold for more than $350k).

In East Polk there were 18 sales in the $120,000 - $139,999 price range, which represented 15.00% of total sales. The second most popular category was $140,000-$159,999, which represented 12.50% of the market (15 sales). The upper end also was sluggish, with only 2 homes selling for over $350,000, down from 6 last month.

Foreclosures continued to dominate Polk County and we haven't seen much sign of a significant slow down.  In July there were 755 foreclosures, down from the record setting number of 888 foreclosures in June.  If you consider that all of Polk County sold 284 homes last month, and there were 4,706 Lis Pendens filed so far for the year . . . . WOW! Just to put things in a bit of perspective, however, Hillsborough County  had 1,767 Lis Pendens filed. This was up from 1,659 the prior month. Short Sales (Pre-Foreclosures) & other distressed sales will continue to dominate this market for some time.

Council approves CSX project

The Central Florida Regional Planning Council voted 10-1 to approve the controversial development of a proposed 318-acre rail terminal site in southern Winter Haven.  The terminal will be built on a 1,248-acre site. After the terminal is built, the plan is to build a major distribution center and office park Lakeland City Commissioner, Howard Wiggs, who serves on the planning council board, cast the lone dissenting vote. This approval has been forwarded to the City of Winter Haven. The project will be spearheaded by CSX subsidiary, Evansville Western Railway.

Minutes before the vote, Commissioner Wiggs made a motion that the vote be delayed for at least six months.  At that point, the Florida Department of Transportation would have completed a study on rail routes. The hope would be that alternatives to routing trains through downtown Lakeland could be identified. The motion for delay failed.

The Winter Haven Planning Commission will hear the development proposal on Sept. 24 and the City Commission is scheduled to take action Oct. 29.

Lakeland's USA International Speedway SOLD!

Polk County's many avid NASCAR fans are mourning the loss of an important institution.The USA International Speedway, located at 3401 Old Polk City Road, has closed its doors after its final race On August 2nd and is now under new ownership. The site was previously owned by Bob Brooks, the founder of Hooters restaurants who died in July of 2006. The facility first opened in 1971 with a quarter-mile track under the name Lakeland Interstate Speedway. It was sold in 1995, and has operated as USA International Speedway since. The paved oval stock-car track is nationally renowned as a popular testing spot for NASCAR teams.

Higgenbotham Auctioneers held an Absolute Auction on August 9th where everything was up for sale. All things automotive were sold including equipment, cars, grandstands, pictures, compressors, transmissions, etc.  . . . .everything!

The 47-acre tract fronts on Interstate 4, and studies have shown that the North Lakeland site is said to have access to more than 8.5 million people within a 100-mile radius. The new owners are Rockefeller Group Development Corporation and they have acquired approximately113 acres (thus far) of the land off Interstate 4’s exit 38 in Lakeland. The Manhattan-based company hopes to attract a commercial tenant. Rockefeller has plans to build an industrial park on the site with more than 1 million square feet in distribution space. The park would be targeted at large-scale tenants. Construction is scheduled to begin in the first quarter of 2009.

The sale does not include Lakeland Motorsports Park located adjacent to USA International Speedway. That facility, which includes a drag strip and mudbogging pit, is owned by Roy Spiker of Lakeland. Business will continue as usual at that location.

Strongman Championship

This Saturday August 9th in historic Downtown Lakeland, the Central Florida Strongman Championship begins at 11:00 a.m. on Kentucky Avenue. There are multiple divisions & multiple weight classes. The events include:

  • Deadlifts
  • Farmers Walk
  • Yoke Walk
  • Tire Flip

The entry fee is $50.00 and is open to Men & Women.  There will be awards for placing 1st, 2nd, & 3rd in any division. Come enjoy another fun event in Downtown Lakeland. See you there!

Market Update - June Real Estate Sales

The MidFlorida MLS reports that the Lakeland Association of Realtors (LAR) closed 172 homes in the month of June, up from 159 sales in May. To put this in perspective, there were only 114 homes sold in January. The East Polk Board of realtors posted 110 home sales, giving Polk County 282 homes sold for the month.

In Lakeland, the average list price increased to $183.672 from $178,894. The percentage difference between sales price/list price increased slightly to 93.52% from 93.09%. The average days on the market dropped to 124 days on market (DOM) from 135 DOM last month. Again signifying increased momentum in the local market.

In East Polk, the average list price increased to $165,987 from $159,173 last month. The average sales price jumped to $153,489 from $147,806 last month. The percentage difference between sales price/list price decreased to 92.47% from 92.86% and the average days on market decreased to 155 DOM from 163 DOM a month earlier.

The hottest price point in Lakeland continued to be south of the $200,000 mark. The majority of home sales in Lakeland occurred in the $160,000-$179,999 price range. The 21 home sales represented 12.21% of all Lakeland sales. Other hot price points were $140,000 - $159,999 representing 11.05% (19 home sales) & the $200,000 - $249,999 accounted for 10.47% (18) of sales. The upper end market remained sluggish, with no homes selling over the $600,000 mark, and only 11 homes selling for over 350,000 (last month there were 8 homes that sold for over $350,000).

In East Polk there were 16 sales in the $120,000 - $139,999 price range, which represented 14.55% of total sales. The second most popular category was $100,000-$119,999, which represented 13.64% of the market (15 sales).  The upper end also was sluggish, with only 6 homes selling for over $350,000.

First Friday - August

Friday August 1st will mark Downtown Lakeland's First Friday event. This month's theme is "Dog Days of Summer." Like in years past, this year's event will also feature many 'dog-centric' activities like obedience training demonstrations, pet portraits, pet & owner look-alike contests, and agility drills by the Lakeland Police Department K-9 unit.  Kids can also expect to see celebrity McGruff the Crime Dog make an appearance.

As usual, Downtown restaurants & retail stores stay open late on First Friday. Many of the restaurants have outdoor seating and, in most cases, dogs are welcome. The SPCA will also be having YAPPY HOUR at Black & Brew. There will be a car show on Tennessee Avenue, along with many local artists, entertainers, & music. Expect to see many other activities during the event as well.

Mayfaire by-the-Lake 2008

Another signature Lakeland event is on the horizon, and it's a BIG one! May 10th & 11th, on the shores of Lake Morton, between 10 am - 5 pm will mark 2008's version of Mayfaire. No tickets are necessary & there will be a hospitality tent at Sorosis Building with desserts, fruit, & beverages.  

Considered Polk County's largest cultural & artistic event, Mayfaire by the Lake is where artists exhibit their original works of art along the shores of Lake Morton and on the streets opposite the lake which creates more of an open "art market" feel. It also helps visitors to view and enjoy the exhibition of fine arts and crafts within a shorter, shadier, walking area. In addition to nearly 200 artists displaying original works of art, food and drink and a full entertainment schedule are offered on both days. The Children's Art Tent is one of the most popular parts of the show, hosting a wide variety of activities. In addition, the annual Mayfaire Festival of Arts & Athletes is held on Saturday night. The Festival kicks off with the Mayfaire Classic 5k foot race around beautiful Lake Mirror, and continues into the evening with live music, dancing, food, and children's activities. Check out the views and surroundings of  beautiful Lake Mirror.

Begun in 1974 as a small crafts fair on the lawn of the Lakeland Public Library, Mayfaire by-the-Lake has grown into one of Florida's premier outdoor Art events. The art festival is presented by the Polk Museum of Art. It's also within walking distance of historic downtown Lakeland!

First Friday - May

This Friday, May 2nd, is yet another signature local event. First Friday is a celebration of historic Downtown Lakeland that occurs . . . .you guessed it, the first Friday of every month.  Local artists & musicians are featured along the local streets & storefronts. All shops & restaurants stay open late during the event. The streets are closed to thru-traffic, so get there early! A classic car show is held on Tennessee Avenue. Every month features new & fresh feature events, so be sure to mark every First Friday on your calendar.

Also on the agenda is the Spring Art Festival that will be held in conjunction with the Downtown Farmers Curb Market this Saturday.  The market is located on the corner of Pine Street & Tennessee Avenue.

Midnight train to . . . . Downtown Lakeland??

Today, about a stone's throw away from my office window, an anti-CSX demostration was held in Downtown Lakeland at Munn Park. The hotly-contested topic of increased rail traffic through downtown Lakeland is finally gaining increased momentum. The proposed 61-mile CSX commuter rail service east of Polk County will result in more and longer freight trains creeping through downtown - potentially bringing South Florida Avenue to periodic standstills. Although it would appear that local legislators have been out-manuvered at all levels of the legislative process, city officials believe that their fight is not yet over. Many civic leaders are optimistic that an amendment filed to the commuter rail funding bill in the state House by Rep. Seth McKeel. This amendment, an attempt to end piecemeal creation of commuter rail services, would require a statewide study that would include examining the effects of shifted or increased rail traffic, and would require the Orlando commuter rail system to be continued another 80 miles west, to Tampa.

Swan Lake or Swan Derby?

It looks like a new signature Lakeland event has been born. Friday the 25th of April will mark the inaugural Lakeland Derby! What is the The Lakeland Derby? Well, simply put it's a race. You may think that a "derby" held a week prior to the prestigious Kentucky Derby must involve horses. You would be wrong! This race involves our adopted mascot, the elegant Lakeland swan. Ten "hand-crafted swans" will race along the waters of Lake Mirror. The proceeds will support Lakeland Volunteers in Medicine, a local charity that provides free primary health care to the working uninsured Lakeland residents.

Other events scheduled are:

5:00 PM    Running of the Ducks

Winner of the Parade of Homes

Sun n' Fun Fly-In - 2008

The annual aerial extravaganza known as the Sun n' Fun Fly-In begins April 8thand runs thru the 13th. The major draw at this year's show will undoubtedly be the USAF Thunderbirds. The Thunderbirds are a squadron of elite pilots that will demonstrate solo and formation flying routines. Their showcase runs approximately 75 minutes and will feature approximately 30 maneuvers that include both air and ground exhibitions.

Sun 'n Fun, a non-profit organization, is best known for its annual Fly-In held each April. The Fly-In is the major source of funding for the operation of the Florida Air Museum, the state's "Official Aviation Education Center." Additionally, Sun 'n Fun features education programs especially geared toward young people - featuring valuable "hands on" learning experiences.  This is truly a great event for the entire family!

The Sun n' Fun Fly-In has been a staple of the Lakeland landscape since 1975. Now one of the largest shows of its kind, the event draws people from all over the world, & is an important economic component of Lakeland tourism industry. For more information regarding the event: Sun n' Fun Fly-In

USF Lakeland

Florida Governor Charlie Crist said Monday morning that he supports the proposed new campus for the University of South Florida at Interstate 4 and the Polk Parkway. This is particularly noteworthy since last year, Crist himself vetoed funding for the very same campus. Crist announced his support at a meeting that included Rep. Seth McKeel, R-Lakeland, and Sen. JD Alexander, R-Lake Wales, both of whom have worked to create the campus.

Polk County Growth Trend

Polk County is in the top 20 of the fastest growing counties in Florida, according to county population figures released by the U.S. Census Bureau. The annual estimates indicate that on July 1, Polk County had 574,746 residents, an increase of 90,822 residents since 2000. Based on its population increase since the 2000 census, Polk was the 19th-fastest-growing county among Florida's 67 counties. From 2006 to 2007, the Census Bureau estimated that the population of Polk County grew by 16,723, a modest increase of 3 percent. Our neighbor, Osceola County, is the second-fastest-growing county in Florida and the 16th fastest growing county in the nation. Twelve Florida counties are in the top 100 fastest-growing counties in the nation.
